DSK Design and Build London wall rendering service, plasterer applying a smooth render with a trowel

Traditional
Plastering and rendering problems are almost always a symptom of something else — damp tracking through a failed DPC, movement opening up cracks, or render applied over a substrate that was never sound. Covering that up buys a season or two at most, so we find and fix the cause before anything new goes on the wall.
Whether it's a single patch repair or re-rendering a whole elevation, the preparation decides how long the finish lasts. We scaffold properly, protect what stays, and leave surfaces ready to decorate.
Built to Last
External rendering is a weatherproof coating for the outside walls. It relies on your home and the correct system. Monocouche is a single coat, through-coloured render. Efficient, flexible, permeable, low-maintenance silicone thin-coat render. Silicone render has a typical lifespan of 20 to 30 years when applied appropriately. Insulated Render: This is when insulation boards are placed under the finish to increase thermal efficiency. Victorian and Edwardian residences are stucco terraces and need permeable lime-based plaster, never heavy cement, which absorbs moisture.
Rendering is normally permitted; however, permission is required for listed buildings and conservation areas, and Building Regulations may apply, particularly for large areas. Let the rain in. Usually it saves you money to fix things before winter, since frost comes along and damages and ruins things. Render must not exceed five degrees. Book your survey early to have your scaffold booked and a good weather window.

Budget Split
Knowing what you are paying will help you compare quotes. Below are the averages for plastering and rendering in London.

For exterior rendering work, labour accounts for between 35 and 45 per cent of the overall cost. Materials cost between 25 and 35 per cent. Scaffolding costs are 12 to 20 per cent. Preparation work (for example, removal of existing render or repairing cracks) costs about 10 to 20 per cent. Trim and drip beads cost between 3 and 7 per cent.
The render technique counts: sand/cement is cheapest, silicone more costly initially but easier; height of walls means scaffolding; previous paint and plasterwork need time to prep. Trim around every window and door adds material and installation complexity to insulated systems. Internal wall finishing is labour intensive. Damp proofing is done right away. London day rates are now about 15 per cent more than the rest of England. All our costs are checked by letter.

FAQ
Find simple answers to all your common queries about organizing, budgeting, managing, and finishing London house remodels.
Most often no. Unlisted houses outside conservation areas may be authorised development. Planning and listed building approval are needed for conservation area and listed building rendering. If you render more than 25% of your home or half a wall, insulation must meet current criteria. Your address is always checked first.
It all depends on the walls. Silicone thin-coat render stays flexible and breathable for 20–30 years. Monocouche (through-colored one-coat render, also known as K Rend) lasts 15–25 years but is rigid. Since hard cement traps moisture, Victorian and Edwardian solid-wall and listed or conservation area homes need breathable lime render. We suggest a system from our survey.
Scaffolding and preparation might add 22–40% to the price per square metre of wall. Labour is the greatest element at 35–45%. Render system, wall height, previous render removal, and insulation affect cost. We give a full price after surveying.
Usually, small hairline fractures and patches are repairable. Blown render, severe cracks or regular dampness all need re-rendering. Frost may cause fractures, and painting over damaged render can trap moisture. We diagnose first and then repair or replace.
Depending on UK weather, a light skim can dry in 3-7 days, while heavier backing coatings and block walls might take weeks. After drying, the plaster will be consistently pale, ready for mist coat painting. Avoid painting too quickly, which retains moisture and flakes. That’s why we scheduled painting.
