Common Renovation Mistakes to Avoid

A renovation is a big investment, and most of the problems we are called in to fix could have been avoided at the planning stage. Here are the most common mistakes and how to steer clear of them.
1. Starting without a clear plan
Deciding on layouts and finishes while the work is underway leads to delays and extra costs. Agree drawings, materials and a written scope before anyone starts on site.
2. Choosing the cheapest quote
A low quote often leaves things out, such as making good, waste removal or certification, which then appear as extras. Compare quotes line by line, not just on the total.
3. Not budgeting for the unexpected
Older London homes can hide rotten joists, old wiring or damp. Keep a contingency of around 10 to 15 percent so surprises do not stop the project.
4. Ignoring regulations
Structural changes, electrics and some plumbing work need Building Regulations approval or certification. Skipping it can cause problems when you sell or insure your home.
5. Changing your mind mid-project
Every change ripples through the schedule: materials are reordered and trades rebooked. Settle decisions early and check samples in person.
6. Too many separate trades
When the builder, electrician, plumber and decorator all work independently, gaps and delays appear between them. One team that manages every trade keeps the job joined up, which is how we work.
